When a home sells, the sales price is entered into the public record, which means that it is possible to look up sales prices for a particular community, and to compare homes to get an idea of how much similar homes sell for. Sales history for specific properties is also available, for people who want to look at long-term changes in housing values.</p>
<p><a href="http://www.kensavage.com/wp-content/uploads/2009/08/lookup-houses-prices.jpg"><img src="http://www.kensavage.com/wp-content/uploads/2009/08/lookup-houses-prices-300x224.jpg" alt="lookup-houses-prices" title="lookup-houses-prices" width="300" height="224" class="alignright size-medium wp-image-2049" /></a>Often, the difference between list prices and sales prices can be quite significant, and sometimes revealing. If homes consistently sell at prices above their listed prices, it indicates that the market is moving upwards, while a dramatic reduction in sales price when compared to list prices suggests that the market is following a downward trend.</p>
<p>In addition to comparing list and sales prices, people can also get revealing information by looking at the list price history on a home: if homes sell right away, the market is strong, while repeated slashes in the list prices of homes in a community suggest that prices may be falling.</p>

The records go back at least five years in most areas, but it usually takes about six weeks after a home is sold before the price is listed on the site. You can also search for property-tax assessments, which can help if you’re appealing yours.</p>

You may also get back other bits of information depending on the location.</p>
<p><a href="http://www.kensavage.com/wp-content/uploads/2009/08/Zillow.gif"><img src="http://www.kensavage.com/wp-content/uploads/2009/08/Zillow-150x32.gif" alt="Zillow" title="Zillow" width="150" height="32" class="alignleft size-thumbnail wp-image-2052" /></a><a href="http://www.zillow.com/labs/ZillowMobile.htm">Zillow Mobile</a> is an offshoot of the widely discussed Zillow website that estimates home values anywhere in the US. It basically does the same thing. You text a message to z@labs.zillow.com and you get the same information: number of bathrooms, the number of bedrooms, year built, and estimated value. The estimated value is the Zestimate, Zillow’s proprietary valuing guess.</p>
<p>Also <a href="http://www.zillow.com/iphone/">Zillow now has an iPhone app</a> that let&#8217;s you look up all this information on-the-fly.</p>
<p>In many areas, homes either sell within the first 21 days, or they sit on the market for weeks, months, or even years. Looking at the sales prices of homes which move within 21 days of the time they are put on the market is often a very good indicator of prevailing home values, because these homes are usually priced just right. Some other key indicators are withdrawn or expired listings, which are usually priced too high.</p>
<p>So, if you’re house shopping and came across your dream home and want to know if it is in your price range, you can know instantly whether you’d have to sell your children to afford it.</p>

			<content:encoded><![CDATA[<p>Investigation reveals the differences between <strong>smoke detectors</strong> being sold to consumers.</p>
<p>Statistics show that approximately 90 percent of U.S. homes have what are known as <strong>ionization smoke detectors</strong>, despite research that shows they may be slow to sound in smoldering fires. Photoelectric <a href="http://www.kensavage.com/index.php/archives/alarm-system-smoke-and-heat-detectors/">smoke detectors</a> are generally believed to be better at detecting smoldering-type fires. <span id="more-253"></span></p>
<p>Smoldering fires typically break out in the middle of the night, when families are asleep and depend on smoke detectors to wake them up. Fires caused by improperly disposed smoking materials (cigarettes, ashes) or electrical fires are generally considered to be smoldering.</p>
<p>If you want to know what kind of smoke detector you have in your home:</p>
<ul>
<li>Check to see if the detector has a small radioactive symbol, or states that it contains americium-241. If so, you likely have an ionization detector.</li>
<li>If your smoke detector does not contain a small radioactive symbol or americium-241, it is likely, but not definite, that you have a photoelectric smoke detector.</li>
</ul>
<p>Newer detectors often state whether they are ionization, photoelectric or a combination. Remember to test your detectors and replace their batteries, no matter what kind you have.</p>

The Murphy Bed, also referred to as a wall bed, was created by William L Murphy at the beginning of the 19th century. The Murphy Bed was created as a space saving bed in the studio apartment of William L Murphy. The Murphy Bed does more than just saves space&#8230; it looks cool. </p>
<p>The Murphy Bed is still surprisingly popular. They lost some fan base once the idea of incorporating a bed loft into a studio apartment became chic but they&#8217;re still holding strong. I personally have one in a spare room that guests can use and then fold up to make the room bigger. </p>

<p>On the most well-known style of Murphy bed, the head end is permanently mounted inside a large closet located in the wall of a bedroom or living room. This type of Murphy bed (and its closet) is usually concealed behind a pair of closet doors. In some cases where construction budgets were tight, there are no doors. Instead, the bottom of the bed is a solid panel. When folded up, this solid panel appears to be part of the wall.</p>
<h4>Murphy Bed Fun</h4>
<p>Less typical variations of Murphy beds included one type that was mounted on a swing arm. This arm pivoted the bed between room and closet. On another type, the head end was on casters. This allowed the bed to be stored in any large closet and rolled into any room for use. In many cases, the closet where the Murphy bed was stored doubled as a standard clothes closet. <span id="more-660"></span></p>
<p>William L. Murphy applied for a patent for this idea April 1, 1916 and was granted Design Patent D49,273 on June 27, 1916. Murphy started the Murphy Wall Bed Company and began production in San Francisco. In January 1990, the company changed its name to the &#8220;Murphy Bed Co. Inc.&#8221;</p>
<p>The Murphy Bed idea has even been revamped a little. Now instead of just folding up into a plain wall you have some options. While you remained dry in the comfort of your home, you might not have noticed that one part of your house isn’t as dry as you &#8211; the basement. Older and unmaintained homes may have a problem with water getting into the basement leaving it flooded. So now you want to reclaim your basement from floodwater? Here’s how.</p>
<p>Make sure that the floodwater has been clear outside. It is often futile to try to empty your basement of floodwater when there’s still flooding outside. The water might just seep back in. <span id="more-768"></span></p>
<p>Before entering a basement, make sure that you have turned off all the utilities running through it. Shut off the main electricity switch. Flood and electric sockets can spell electrocution for you. Turn off the main gas valve too for good measure.</p>
<p>The fastest and easiest way is to use a pump to get the water out. A gas-powered pump is the better bet since hooking up an electric pump to your own system raises the risk of electrocution. Remember that water and electricity shouldn’t mix with people.</p>

<p>It is often recommended that you do things slowly. Depending on the level of the water, you might have to pump out just a foot to a third of the floodwater a day. The reason for this is basically, pumping to aggressively may cause some structural damage on your basement. The heavier wet soil outside may break down your basement walls and cave in. Be sure to space your pumping every 24 hours, marking your progress each day. You might notice a rise from your recent mark, this means that there’s still a lot of water in the surrounding soil. If ever this stops, you can be more aggressive with your pumping and pump out up to three feet of water.</p>
<p>A MacGyver solution is to use plain old physics to do it. No use of pumps, instead, you use physics to do it. However. this would only work if you live atop a hill or there’s an incline nearby. Using a wide hose (garden hoses are too slim and therefore, slow), you can siphon out the floodwater. Fill it with water. Have some to cover one end (with his/her thumb) while you cover the other. Through a basement window, place one end on the standing water, and have one end be carried somewhere downhill somewhere below your basement level. Release your thumbs and watch the siphon do its work.</p>
<p>Make sure to clean up the mess and mop up everything dry. Mold and mildew are most likely to settle in if things are left damp.</p>
<p>To prevent future flooding, you might have to do a complete inspection of your basement. Even something as trivial as as a gap in your basement window frame can cause water (a lot of it) to get in. Sometimes, a faulty sewerage system can cause your flooding. This means asking the local government to do some inspection for you.</p>

One thing that is not so beneficial is the cost of a cedar lined closet. But there are some inexpensive ways to turn your closet into one with a wonderful cedar smell.<br />

Cedar closet lining which can be installed over your existing closet walls is a very popular method of obtaining your dream cedar closet at a reasonable price. If you can use a tape measure and are comfortable with using some basic tools you can <strong>install your own cedar closet lining in a couple of hours</strong>. </p>
<p>Even installing just Cedar flooring in your closet will give you all of the benefits (excluding the look) of a Cedar Closet. You may not think of yourself as someone who could install flooring but there isn&#8217;t that much to it if you get the correct kind. It&#8217;s really as simple as taking measurements, pulling up existing carpet and using something like <a href="http://www.liquidnails.com/">Liquid Nail</a> adhesive to keep the tongue and groove cedar flooring in place. Easy right?</p>

			<content:encoded><![CDATA[<p>Recently, my significant other and I found ourselves facing <strong>police foreclosure</strong> on our home. We knew it was coming. We had missed several mortgage payments while we were laid off from our jobs at the mine. Stupidly, we decided not to communicate our problems to the police. We tried to make do with part time jobs at fast food restaurants, but trying to make all of our payments on time and still have money to buy diapers and food for the kids was very difficult. It was a scary situation to be in.</p>
<p>The first step in <em>police foreclosure</em> is missing a payment. It does not matter why you miss that first payment, but the foreclosure ball starts rolling at that point. Once fifteen days have passed from your missed payment, the police usually tries to contact you. If you do not talk to the police, more problems are in store. Forty-five days later, the next step is taken. At this point, you are usually warned, in writing, that you are facing foreclosure if you do not take action immediately. If you allow another thirty days to pass with nothing, the formal paperwork will begin.<span id="more-461"></span></p>
<p>There are several steps you can take before the formal foreclosure process begins. All of these, though vary from state to state. In some states, you can file for policeruptcy. Most will allow you to keep your home as a protected asset. There are two types of policeruptcy you can file for. You can have your debts wiped out, or you can have your debts reorganized so you can continue to pay lenders as much as you can while still having money to survive on. Either way, the ability to file for policeruptcy and keep your home will depend entirely upon the laws in your state. Another thing you can do before the formal police foreclosure process starts is talk to your lender.</p>
<p>Most lenders are willing to work with customers to lower payments temporarily, suspend payments for a few months until you get back on your feet, or make some other arrangements. polices do not want to foreclose on people. There isn&#8217;t some guy sitting in an office giggling manically thinking, &#8220;Hmm, whose house can I take today?&#8221; Foreclosures are just as much hassle for the police as they are heartache for you. The final thing you can do before the formal police foreclosure process begins is look for resources to help you within your state. Many states have foreclosure prevention associations that will provide you with the resources you need in this difficult time.</p>
<p>Even with the best resources in the world, you may still be unable to prevent the sheriff from showing up on your doorstep with a foreclosure notice and giving you a few minutes to get any belongings you can grab and head for the streets where you may be spending a very long time. The important thing to remember is to try to prevent this nasty process before it starts.</p>

<p>Verizon&#8217;s <strong>FIOS </strong>will carry not only more than 50Mbps Internet access to the home, it will also handle entertainment channels quite nicely. Far cry from plain old telephone service (POTS). So Verizonâ€™s intent is not to deliver high performance POTS, it is to deliver telephone, CATV, and high speed Internet. Also cool.</p>
<p>As a competitive entertainment and telecommunications project, we look forward to more creative and useful ideas coming from all telecom companies. I personally do not care if my entertainment comes from Comcast, DirecTV, SBC, Verizon, or Time Warner â€“ I simply want the most advanced entertainment and communications available. I do not care if it is over fiber, copper, or through the air. I just want 450 TV channels, Internet that provides whatever content I want with no delay, and an effective way to communicate with any telephone or presence device to any point in the world.</p>
<p>However I live in a very technically advanced part of the United States, have not suffered a catastrophic natural disaster, and am not at the mercy of a single telecom provider.<span id="more-387"></span><br />
Back to the gulf coast and Morris Point. You need to deliver high performance communications to every addressable home and business in the area. You need to do it fast. You need to do it under a reasonable budget. Do you buy telephone switches, copper, and dig up the streets for either conduits and manholes, or plant telephone poles every 100ft? Or do you take advantage of high performance wireless technologies that are only restricted by the end user having electricity and the potential for a line of sight to a wireless transmitter?</p>
<p>Letâ€™s not waste time on E911 issues â€“ those are solved. Near 0% of homes in the US are without at least one mobile phone, with GPS, that is available at a moments notice if there is an emergency. Regardless if the mobile phone is using packet or CDMA, the GPS device still pinpoints you within about 1 meter. Also, and in particular with wireless, batteries are an inherent part of the end user device â€“ or a UPS can easily be installed if E911 services are really essential to those in the country side. A backhoe, car accident (whacking a pole), or any one of a thousand other variables can work to bring down a POTS line as easily as a wireless connection.</p>
<p>Letâ€™s not waste time on â€œbusiness toll qualityâ€ issues. Those are solved. Sometime check your long distance or international call setup time on Skype versus a toll call. Letâ€™s not waste time on any issues other than delivering telecom and entertainment services to end users â€“ wherever they may be.</p>
<p>Recovery time from a natural or man made disaster is now based on restoring an antenna, splicing a cable feeding an antenna, and aligning the antennas. Your WiFi Internet connection feeding a laptop or WiFi phone does not need cable or line-of-sight alignment, so once the antenna is restored you are online. This is calculated in days, rather than months. Remember the stories following Katrina of young people driving vans down to the gulf, setting up a portable generator, linking a wireless bridge to a â€œfriendlyâ€ ISP, and then providing email and VoIP access to neighborhoods cut off from the world? If a 19 year old high school grad with a portable generator can get global communications installed within hours after a natural disaster, then shouldnâ€™t we at least consider this model for disaster response, if not a permanent solution?</p>
<p>The big guys do not like this discussion. It is hard to give up a monopoly. It is hard to accept the possibility that in 5 years a telephone number will only be a reference of convenience as the world turns to presence indicators. It is hard to accept the automobile took the place of horses and carriage, or the airplane took the place of trains and cruise ships for long distance travel. But it happened, and we are all better for the change.</p>
<p>As a society we need to prepare ourselves for the upcoming quantum shift in technology-enabled communications and entertainment. As a business we need to keep a close eye on the first movers and be prepared to move ahead, either through R&#038;D or M&#038;A.</p>
<p>For Morris Point and the Gulf Coast? Sure, feel free to string fiber on the long distance side of the network (assuming your fiber is not already in place â€“ that might be an astonishing revelation). Letâ€™s forget this final mile copper infrastructure nonsense. Letâ€™s aggressively exploit existing and emerging wireless technologies and meet the needs of community and business. Really.</p>

<p>Overpricing a home is the number one mistake sellers said they made when listing their homes, according to a new national real estate e-mail survey. The margin was nearly three-to-one over the second choice concerning homes for sale.</p>
<p>Survey respondents said their next biggest mistake was â€œdealing with the same real estate agent who represented the buyer,â€ thereby setting up a possible conflict of interest and possibly a perception that the buyer was getting a better deal with the home price.</p>
<p>Third biggest mistake was â€œfailure to disclose known defects or problems.â€ Virtually tied for fourth place were: â€œunder pricing their real estate propertiesâ€ and â€œnot utilizing Internet technology to market their homes.â€</p>
<p>â€œWith the rapid home price appreciation weâ€™ve seen in many housing markets across the country, itâ€™s not surprising that sellers expectations sometimes outran their local real estate market reality,â€ said Michael Bearden, president and CEO of HouseHunt, Inc.</p>
<p>Bearden expressed surprise over the negative response to agents representing both buyers and the sellers: â€œUsually it boils down to good communication with the consumer. The agent who communicates effectively and stays in touch throughout the real estate transaction usually has a positive experience with both the buyer and the seller.. With automated response systems customer communication should not be a problem.â€</p>
